| Leaking Basements |
 Cracks in solid concrete foundations are very common. They are the result of shrinkage in the concrete, slight settling or pressure against the outside of the wall, from expansion and contraction of the soil. Though foundation cracks can be used or aggravated by improper building practices, most wall cracks are no fault of the builder. In most cases, the common wall crack poses no structural concerns of foundation failure. The biggest problem they cause is leakage. Water from the surface or ground enters the crack and trickles down through it within the wall, causing leakage in the basement. Many homeowners or novice waterproofers will try to patch the crack on the inside with a waterproofing cement material (waterplug; hydraulic cement etc.). The problem is that the patch is only on the surface and the material is rigid. Even the slightest wall movement will cause the sealant to crack and leak again. Digging the crack up outside and patching there is not much better. The repair in only a patch. Tar and felt paper will decay over time in the soil and many rigid materials will re-crack with continued wall movement. The proper way to repair a crack is to inject a water-activated urethane resin into the crack. This method requires drilling into the crack so the holes drilled will intersect into the crack in the middle of the wall. Injection ports are then installed in the holes drilled and urethane resin is systematially pumped into the cracks. Since the resin is released 5 inches into the crack inside a 10 inch concrete wall, the resin flows toward the inside and outside of the wall, sealing the entire crack. The urethane resin reacts with water and forms a flexible gasket inside the crack from top to bottom and front to back. When the wall moves again, the gasket moves along with it without breaking the seal, so the seal lasts and lasts far longer than a patch. Many of our crack injection jobs are done after more than several attempts at patching of one form or another have been made by others. Additionally, rod holes can be injected to stop water infiltration. Urethane injection has been used as high-tech repair for dams, tunnels, subways and manholes in commercial and industrial applications. A residential wall crack is well within the capabilities of this amazingly effective product and procedure.
